Important notice 

regarding IDX feeds

Beginning January 1st, 2013, Innovia will no longer be offering the IDX push as the conduit that sends MLS data to your website.  Rather, they will be using a RETS feed. 

 DO NOT PANIC.  This does not mean that your website will not work, or that you will no longer have the opportunity to have MLS data on your website.  All this means is that the way in which the MLS data gets to your website will change.

 RETS stands for Real Estate Transaction Standard and it is the latest and greatest way to get MLS data to your personal website.

 What is the reason for this?

- File sizes have grown so large over the years that some servers take more than eight hours to receive these files; the longer the transfer takes, the more likely it will fail and have to be manually re-sent. Perhaps most importantly, IDX files do not support security features such as image tagging or data seeding.  These issues consume many hours for both website vendors and Innovia support teams.  RETS is the modern solution to these problems.

 What is the difference between the IDX feed and the RETS feed?

-The IDX feed occurs once every 24 hours and pushes the MLS data to your personal website.  The RETS feed allows the data to be “pulled” by your website vendor as often as every 15 minutes.  So essentially, the data on your website is more current, which is a good thing.

 What do you need to do?

-You need to call your website vendor and tell them that at the beginning of 2013, Innovia will no longer be offering the IDX push, and that they will be offering the RETS feed instead.  While most website vendors have already transitioned to the RETS feed, or are in the process or transitioning, your vendor may tell you that they cannot support the RETS feed.  In that case, you may have to find another website vendor if you wish to continue having MLS data on your website.  While this is unlikely, it is still a possibility.  Communication with your website vendor now is essential. 

 SCAOR cannot answer questions pertaining to your website; you will need to contact your website vendor.  



For those of you with listings in Lewes Beach or Cape Shores……….

 

 

It has been noticed that there are quite a few listings in the MLS that are incorrectly entered as “Fee Simple” when they should be entered as “Lease Hold”.

 

Some properties are on ground lease with the city, renewable in perpetuity and collected in the city tax.  While this isn’t the “traditional” way that lease hold properties operate, they are lease hold properties nonetheless and need to be entered in the MLS as such.

 

Please examine your listings and ensure they are accurately entered.

Guest speaker Alan Levin, Director of the  the Delaware Economic Office spoke to a packed room last Friday. Important topics were discussed such as the Economic future of Sussex County and the  creation of jobs. Alliance Chairperson, Bill Vernon, was very pleased with the very well attended event, gaining up to 50 prospective new members and all enjoying the Networking Happy Hour catered by The Essential Chef. This is a group on the move!
