Why You Should Care About Late Fees
 Our lease states rent is due on the 5th of the month. Late fees of 10% of the rent payment are added to the tenant ledger after that. Pretty simple stuff. Tenants seem to think that the late fee can be ignored. They pay the regular rent on the 8th of the month and ignore the follow up requests for the late fee. Most owners do not start an eviction over an unpaid late fee. (More)
Improving Life for The Accidental Landlord
 A new term has hit our popular culture…the “accidental” landlord. Really? I love when media get their hands on these issues. How about “I can’t sell my home so I guess I will rent it out decision” landlord? The major word in that mouthful is “decision”. I have yet to meet a person who rents their home that has not made the decision that they also believe it to be the best strategy. There is no accident to it. ( More)
